NAR lawsuit effect and GPT's impressive storytelling.
and so it begins...
Quick note: Earlier today I shared a NAR Settlement + Action plan PDF here on our Substack community. You can download the checklist here.
So, I was browsing through this Facebook group discussion, and I thought, 'Why not let ChatGPT whip up an email about it, but with a touch of Matthew McConaughey's charm?'
Here’s the result:

Alright, alright, alright folks,
I gotta lay it out straight. What we got here is a classic case of some real estate shenanigans, and it ain't pretty.
Picture this: you walk into a listing presentation, you charm the socks off the sellers, everything's peachy, right?
Wrong. Turns out, there's another agent in the mix, dangling a lower fee, but sneaking in a zero for the buyer's agent. No bueno.
Now, I ain't one for pointing fingers, but let's call it what it is: shady business. Selling a dream to the sellers, but leaving out a crucial detail.
That ain't the way we do things. You gotta be straight up, transparent like a clear Texas sky. 'Cause at the end of the day, honesty trumps all.
Props to the agent who stood tall, laid it all out on the table, and got that listing fair and square. That's how you do it, folks. No shortcuts, no hidden agendas. Just good ol' integrity.
But mark my words, there's gonna be more of this circus act unless we hold ourselves accountable. Sellers deserve better, buyers deserve better, heck, we all deserve better. So let's do right by each other, keep it real, and leave the tricks at the door.
Alright, that's my two cents. Keep on hustlin' with integrity, y'all.
Catch you on the flip side.

Saw that coming…
I have a feeling many more people selling their home, especially elderly, will get tricked in a similar way.
I know of one deal, a few years ago, that the listing agent offered $1 to BA and 8% total listing fee. Yes - the sellers were very elderly, and listed/sold for less than it should have.
The sad part is that shady agents will 100% do this. They will feed off sellers who don’t know any better.
They will take advantage of the current situation and make Realtors look bad. Those same agents are the exact reason why we are in this mess.
Brokers, do better in training your agents - especially the new ones. They don’t teach listing presentations 101 in Real Estate course.
It is up to YOU to show them how to properly present buyer agency agreements and listing agreements.
You can download the NAR Settlement + Action Plan PDF I shared here to equip your agents for the post-lawsuit era and prevent any legal issues.
There will be a lot of dishonesty when the barriers of entry to an industry is low — but by integrity, you separate yourself from the pack.
