NAR settlement effect - blessing or a curse?

How good is your buyer's presentation?
It's happening now - agents reporting about buyers who are refusing to sign buyer's rep agreement.
I had that happen a few times before the lawsuit. Vaya con dios…
It's a great way to weed out the time wasters and the problematic clients. These are typically the buyers you need to let go so that you can attract the buyers you want to work with.
You won't believe this, but It’s actually gotten easier for me now to get signatures early on.
Why? Because it’s all someone else’s fault.
Broker requires it, the law requires it, the NAR settlement requires it, the evil lawyers pushed it into place - blame them. The point is it’s required for many reasons and we can’t do it any differently.
I’m just a kind, soft spoken Realtor, doing what I am required to do at the insistence of all the rough and tumble rule makers :)
It’s hard to hear this, but it’s on you. You likely need to do a better job explaining the value you provide.
I say likely because not everyone is going to sign regardless of how good you are at sales. Those are not people you want to work with anyway.
We will all be dealing with some buyers who are not willing to sign - and we need to move on.
Because if they aren’t willing to pay you now, they definitely wont be willing to pay you when you find them their dream home and then the seller isn’t offering compensation after showing them 30 other houses…
If this happens to you, don’t work with them. Eventually they’ll find some new rookie agent and they’ll get terrible representation. Some people have to learn the hard way.
So if you're good at something, never do it for free.
